  1. All bookings are subject to these terms and conditions and must be accompanied by a deposit paid at the time of booking of £10 via a debit or credit card. Your reservation will be held as confirmed upon payment of this deposit by the card number supplied.

    Bookings will only be accepted by adults aged 18 years or over.  When a booking has been accepted (i.e. the dates, accommodation type, number of guests and price have been accepted and your details have been entered into the diary), a legally enforceable contract comes into existence. Written confirmation by post or by email is your proof of reservation. In the event of a booking being made on your due date of arrival, an entry in our booking diary containing your full contact details will be considered proof that we have communicated with you and accepted your booking.

    Full payment is accepted via debit/credit card or cash only.  Card payments will incur a transaction charge of £0.50p per night for a single room and £1.00 per night for a double room.

    Cancellation policy:

    1. 72 hours cancellation notice is required. If less than 72 hours cancellation notice is given, the full cost of your stay and that of those booked under your name will be charged unless the room(s) are re-sold. The initial £10.00 deposit in this instance is non-refundable. Card transaction costs will apply as in section 1.  We strongly urge that you cover the cost of your booking with Holiday Insurance.
    2. We reserve the right to cancel a booking at any time before the date on which your stay begins. We would only expect to do so for some other unforeseen reason. In this unlikely event, we shall refund in full all money received by us for the booking and do our utmost to find you alternative quality accommodation in the area.
  1. If a booking has been accepted on the basis of false statements made by you on arrival or during your stay, we reserve the right to turn you away /ask you to leave.
  2. We will in no way discriminate against you on the grounds of gender, race, disability and sexual orientation. If you have a disability you will be accommodated wherever possible based upon the information provided at the time of booking.
  3. The number of people sleeping in the property must not exceed the number booked in at any given time.
  4. If you ‘the guest(s)’ refuse to accept the accommodation booked on arrival or to accept a suitable alternative, we reserve the right to treat this as a cancellation.
  5. If you decide to check out early, you are in breach of the contract entered therefore full payment will be charged.
  6. Entrance to the property is from 15.00pm onwards on the day of arrival and departure on your final day of stay should be no later than 10.00am. Earlier arrival is available by prior agreement only.
  7. We cannot accept responsibility for loss or damage to property or vehicles parked on the premises.
  8. Smoking, eating take out food or consuming alcohol is not permitted within the bedrooms or in the guest house. Acceptance of a booking for accommodation is done so with this condition in place and forms part of the contract.  Failure to comply will incur an excess fee of up to £100 for additional cleaning. Drunken and disorderly behaviour will not be tolerated. Likewise if the property is damaged by any reckless or deliberate means, a full charge will be levied to cover the cost of the damage caused.
  9. We will not accept any claims for damage to clothing during the washing, drying or ironing process.
  10. We regret we cannot accept children under 12 or pets, other than guide dogs.
